What are measurement services?

Measurement services are just what they sound like: Based on your needs, an appraiser will measure the house's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the total livable space, of your home. These services are useful and sometimes necessary when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement service, an appraiser measures the property with a measuring tool — either a tape or laser measuring device. As they tour the property, they make note of the layout of the rooms and other features, like closets, patios, and pantries. They may sketch the property. Then, the appraiser types up a report and a more detailed floorplan showing the total area and the overall layout of the home. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When are floorplan services needed?

Real estate taxes

Property tax records often reflect incorrect square footage because the values can come from various sources, and sometimes go unproven — meaning you may be taxed for more space than you have! Unless a certified appraiser has recently executed an evaluation on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a measurement service before disputing your taxes. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling a property

A home measurement service will secure fair market value for your house. Area is one of the most important elements potential buyers examine when purchasing a home — but since these values are often estimated rather than accurately measured, your home listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the selling price of your property, but possibly even the amount of interested buyers. The only reliable method of using a precise GLA when listing your home or property is to reference a recent appraisal or measurement service executed by a certified appraiser (after any remodeling that might have affected square footage).

Material for agents

To ensure that your client's home sells at a price that properly reflects true market value, we advise asking for a floorplan service for the property. Your clients, and especially potential buyers, will appreciate your thoroughness, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be a wonderful marketing tool for getting potential buyers interested because they can view the layout and details of the house before and after touring.
